Strata Manager Position - Brookvale, Northern Beaches

About the Role
Strata Manager – Brookvale, Northern Beaches

We are looking for a full-time Strata Manager to join our growing business. If you value great service and in turn deliver great service and you enjoy a great team culture, then Precise Property is for you!

Precise Property is a well-established integrated property services business with our main office on the Northern Beaches of Sydney. Precise Property offers a range of property services including Strata Management, Property Management, Facilities Management, Sales and Leasing. We are currently a team of 14 and growing. We are looking for a Strata Manager or potentially a Strata Assistant / Support person who is ready to take the next step and become a Strata Manager.

We are heavily focused on exceptional service. Our number of managed strata lots per manager is far lower than our competitors and each Strata Manager is fully supported with a strata support team and dedicated assistant. Our culture is based on hard work and a bit of fun and work-life balance is a top priority for us.

The role involves Monday to Friday work only – no weekends except in cases of emergency.

Your day to day duties will include, but are not limited to:

  • Managing a portfolio of buildings
  • Building and maintain relationships with owners, contractors, and stakeholders
  • Arranging Owners Corporation and Strata Committee meetings, drafting agendas, actioning minutes and, arranging and approving quotes and work orders
  • Managing compliance and adherence to By-Laws
  • Chairing meetings
  • Maintaining and growing your portfolio
  • Cross exposure to other managers portfolios
  • Delivering “WOW” experiences!

Skill Requirements:

  • Strata Management experience with knowledge of current strata legislation
  • Exceptional communication skills
  • Autonomous worker
  • Service focussed
  • Strong attention to detail
  • Ability to multi-task
  • Obsessed with being organised and on top of your workload
  • Likes to have a bit of fun and banter in the office!

Enough about us! What does the opportunity involve? 

We are offering a full-time position Monday to Friday 8.30 – 5.00pm (or as negotiated). There is a possibility that long term you might see interest to evolve your career and make steps to become a Strata Manager or even “find your calling” in one of our other property divisions.

THE ROLE

You will be responsible for delivering quality services to our clients, as well as any assistance under direction of Strata Managers. This position requires you to demonstrate initiative, follow direction and process, be proactive & anticipate areas where services are needed, as well as maintain a remarkably high standard of communication when liaising with clients.

What’s a day in this role involve? 

  • Working with an experienced team with a strong focus on accuracy, efficiency, and client experience.
  • Take incoming and make outgoing phone call relating to the portfolio and as directed by the Strata Managers. You would use your initiative to answer clients queries where able to draw on your knowledge and experience
  • Liaise with clients & stakeholders in person at our office or on client sites – Yes, you get to do some field trips with the strata managers!
  • General office support including arranging of appointments, assistance with meetings, general clerical work – drafting letters, filing, copying, mail, key authorities – you get the idea
  • Maintain client data within software programs ensuring its accuracy
  • Assist with daily banking functions & reconciliations.
  • Preparation and distribution of correspondence as directed, including (but not limited to) emails and letters to clients
  • Records maintenance, both hard copy and electronic filing
  • Issuing and managing keys signed out by contractors
  • Solving issues, providing support and sound advice to clients
  • Drafting clear and concise correspondence on a regular basis
  • Building rapport across various service industries, liaising with residents, owners, property managers, solicitors, contractors
  • Comply with general office policies, procedures, and all legal requirements

To be successful in this role you ideally will be; 

  • not essential (but will give you a great head start!) – 2 plus years’ clerical or customer service experience
  • Excellent phone manner and customer service skills, including being able to liaise clearly and resolve issues promptly
  • Proven resilience & the ability to work under pressure
  • Strong administrative skills, with a high attention to detail & the ability to multitask
  • Understands the importance of providing accurate advice and delivery within set time frames
  • Skilled in MS Word, Excel, & Outlook
  • Ability to contribute to a progressive company
  • Maturity, effective communication skills and a team player
  • Willingness to form a basic knowledge of Strata to answer routine queries
  • Ideally a Northern Beaches local as we wouldn’t want a commute to tarnish your day!

You will have;

  • The ability to communicate with others and work in a team environment
  • Computer and financial reporting literacy
  • Excellent customer service skills
  • Ability to multitask and prioritise
